A trusted companion for a decade.
Commentaires: My experience with Realpage has been a good one. I love the continuing education opportunities that have been made available and the fact I can always reach someone on the phone to walk me through issues that I can't resolve on my own.
Avantages:
For a decade now, Realpage has been a trusted companion for me. From time to time, there are outages and bugs that have to be worked out, but the wonderful folks at Realpage always get us back up and going in a timely manner!
Inconvénients:
As with any software, I guess the only thing would be the outages and freezing up from time to time.
Realpage for the win
Commentaires: When I have had issues their customers service was very helpful
Avantages:
the visibility of my user status, being able to see all my customers
Inconvénients:
learning to navigate the site was a bit tricky but once I learned it its a breeze
Annual Renewal
Commentaires: The price has increased so much over the past two years without much changes in the programs capabilities on the commercial side or reporting side. I am not happy with the increases as they seem excessive.
Avantages:
Setting up leases are pretty easy but putting in renewals/terminations etc are difficult
Inconvénients:
The first 2 years they locked your increases in at 3%. The third year I received notice that they were increasing the cost by 5% or CPI whichever was greater. Again this year I was notified of a 5% or CPI increase whichever is greater. Majority of my Common Area Maintenance charges are capped at 3% so we are losing 2% annually that I cannot pass on to my tenants. Make sure that you insist they put a cap on their increases prior to signing the contract.

The only thing they are good at is Selling you...
Commentaires: I feel like I hitched my wagon to a 2 legged-mule. The sales team has no ethics. We were flat lied to. We were told training was FREE only to find out we had to pay $150 an hour for training that turned out to be factually incorrect (thus, all the corrections we had to make, as mentioned above). For a software package that has an accounting function built in, it is in no way intuitive as to how to pull data (i.e. Balance Sheet and Income Statement). Customer service is like leaving a baby in the woods. I will say they do get back to you, but with very little helpful advice on how to fix things. These people care about one thing, and it sure as hell isn't having a satisfied customer. They represent everything that is wrong in business, that lack ethics, they lack character, and they should be absolutely ashamed of what they do and how they do it.
Avantages:
Honestly, I am so tainted by all the negatives, it's really difficult to try to come up with something positive. With a gun to my head, I'd have to say I'm nearly always able to log in (sometimes that's not the case though)
Inconvénients:
The rollout was absolutely pathetic. They migrated all of our accounting data over in the middle of the month, which created a cascade of accounting errors which had to be fixed manually. The rollout team was pleasant, but inadequately trained. They gave us advice which was 100% backwards, which we then had to undo, then redo the correct way. The reports are a joke. The search function is a joke. The training is about useless. "Oh, you have a question? Cool, well did you watch this 27 minute 'training' video which talks about 313 useless things before it gets to the topic you needed?"
Customer Service is horrible
Commentaires: Not good, I which communication and support are just not there. We can't sit on hold for 45+ minutes each time we need to call. Or wait days or weeks for a reply to emails.
Avantages:
The software is pretty easy to use and has all the features that we need.
Inconvénients:
Customer is horrible, long hold times, support takes days and even weeks to reply to emails.
RealPage is a nightmare for vendors
Commentaires: I'm a vendor who was requested by a P.M. company to sign up with RealPage. I wish I said no in the beginning. I paid the $200 to get my profile upgraded. Then I paid $109 to get the P.M. company listed on my account. I filled out R.P.'s outdated W-9 online, then they emailed me that they needed an "updated" W-9, not the one that is supplied in THEIR website. I submitted the new one via email, they still send emails stating that they need it... Another major negative is that I paid $109 to get the P.M. listed on my account, but the P.M. is requiring $1M liab + $1M excess liab/umbrella + $1M auto with additional riders. All totaling over $10K in additional insurance premiums over what I currently carry ($1M gen liab/$500k auto, no excess/umbrella). The job was only going to pay $8k gross, that wouldn't even cover the insurance costs, much less the time and labor. After all is said and done, I'm out of the prospect and $309 for this experience. They don't offer refunds. I turned off the auto renewal. I hope ZRS prop mgt reads this.
Avantages:
Nothing at all. They need to offer refunds.
Inconvénients:
Their 5 platforms don't work well with each other so it's hard to navigate between them. They need to update their W-9 on their site and stop wasting peoples time by having them submit new ones. You don't know what the PM requirements for insurance are unless you pay $109 to find out.
Authentication issues. Use of "Cookies" under web browser
Commentaires: The support staff didn't seem to care about "other" vendors and the impact on my company.
Avantages:
Low Income Housing, leasing, HUD intergations
Inconvénients:
They claim to support the Chrome browser. What they don't tell you is you can't use the same browser with any other software/vendor that store information in the "cookie" file. This effectifly forces you to dedicate a single "browser" for their software.
Should be more user friendly
Commentaires: I was not impressed with this software. It seemed to be less functional and more time consuming than the others I’ve used.
Avantages:
The reminders were nice. It helps that you are given the names of prospects for follow up. Maintenance orders were easy to put in.
Inconvénients:
Incredibly outdated and lacking ease of access features. Also not fond of the inability to go back if end of month was accidentally finalized. Leaving the company in a bind for several weeks while support assisted with this problem.
Not a Great Value for Customer Facing Front End Users
Commentaires: Supposedly this is supposed to keep our rental rates in balance with market demands. But there is really no need for me to access the data here in order to help my customers. This should be a product not needing to be utilized by front end users.
Avantages:
Being able to view competitor's rents is probably the only reliable thing in this software. I know this could be an error on integration and owners part, but the information everywhere else in the system for those of us who are supposed to use it daily is really lacking in credibility, reliability and ease of use.
Inconvénients:
How often overall feel of the product changes, how many clicks it takes to access key features, no real training provided on product from administrators or account managers, and the lack of reliability of data being provided in consideration of what I need to help my customers best.
Buyer Beware
Commentaires: The worst customer service in the business - I come from property management and do not recommend this product - you are putting yourself in security jeapardy.
Avantages:
Paid my rent on the portal - but glitches where they don't reflect payments and information is accessible to anyone - security and privacy concerns.
Inconvénients:
No security controls - personal information to thousands of individuals/companies are open to anyone. I had to cancel all my banking accounts.
One of the Leading Property Management Softwares in the Industry
Commentaires: I have used Real Page in the multifamily industry. I have uses this software among many other property management softwares such as Yardi, Rent Manager, and ResMan.
Avantages:
Real Page for Property Management is a great tool for managing your community. It is easy to locate and pull the reports you need, as well as manage prospective residents and current residents. All the information you need is right at your fingertips!
Inconvénients:
Honestly- the advertising is my least favorite thing about the software. Just because I use the software and sometimes Google how to do things, Real Page shows up as an advertisement all over my personal accounts, such as Facebook.
Absolute Worst Software
Commentaires: There are lots of other great software platforms that WORK and less expensive. Avoid this one!
Avantages:
The day I pulled the plug on this piece. The day I pulled the plug on this piece, was the best thing about it.
Inconvénients:
Worst software platform ever! After months and months of software glitches, support kept sending it back to development for fixes. Was never able to fully implement the over priced software into our portfolio. The real kicker was Realpage wanting to set us up with specialized support and charge us for it. After a year of non-functional product, we pulled the plug! Learned from employees of what really goes on behind the scenes, and was shocked. I would never recommend this software to anyone. Run and Don't Look Back. You'll have less headaches and your budget will benefit.
Very poor Vendor Support
Commentaires: Get compliance completed for properties we are a vendor for. Customer support is PAINFUL.
Avantages:
Easy to see status of companies that you support as a vendor.
Inconvénients:
We use Real Page Vendor Credentialing. They claim Credential Key makes it easier to be compliant, which is not true. It is impossible to get anyone on the phone, and if you do they do not resolve the issues to closure. Different people will give you different answers. Your web site will not allow submission of docs if they are over a certain size, which is impossible in lengthy insurance docs. You send emails and they get "lost" until you call and have someone search for a specific email you sent. Customer support is PAINFUL
Intuitive, user friendly & an all in one system for just about all of your PM needs.
Commentaires: Best PM software I have used in my 10+ years in this industry.
Avantages:
User friendly, intuitive, easy to navigate. All in one system for lead management, payment processing, lease generation, letter and notice generation, customizable to your needs.
Inconvénients:
Tends to be a bit slow at times, This may not be a system issue and rather a server issue. would be great if the labels could be customized to each individual PMC's needs. Eg. The resident tab could be changed to Neighbor tab to fit our company lingo.
OneSite Property Management Software
Avantages:
OneSite is very user friendly, it is a great way to organize especially for a moderate sized property. All functionality is in one place which makes keeping concise files for each unit/resident really easy. It keeps track of empty units/leasing percentages as well as notes for payments and service requests for actively rented units.
Inconvénients:
You have to have some prior knowledge of terminology and leasing organizations to feel confident with this product. Support and education is limited from the developer. My company created personalized training for our site instead of using resources provided by the developer.
Simple, Clear, and Useful
Commentaires: It's a 1998 2 door Ford Escort: it won't win any awards for its looks but it gets you from A - B just fine.
Avantages:
The tools are fairly simple and are quick to learn. The design is useful and functional, presenting a clear and simple picture of the information you care about. You have a lot of control over your data and there are also more tools that I could ever hope to use.
Inconvénients:
My only complaint is that the UI appears incredibly outdated. It looks like one of those houses built in the 70s with shag carpet and popcorn ceilings - not attractive. This also causes work flow issues. And doesn't work in Chrome? Come on guys.
Streamline property management solution
Avantages:
Easy to use, seamless transitions between leases, work orders, owner information, etc., excellent reporting features that can be tailored or customized depending on our need. Available on any device so we're able to pull information on the go.
Inconvénients:
The mobile apps have been slower to sync with the desktop which do not always correspond with real time information if we're trying to pass it along between offices.
Easy to use and very intuitive
Commentaires: I love how RealPage has so many different products that integrate with OneSite making our day to day tasks easier to accomplish and manage.
Avantages:
Always being updated and is very straight forward. You can learn your way around this software very quickly.
Inconvénients:
Some settings locations are not where you think they should be and you then start searching to see where they are. Sometimes in a place you would never think to look.
Product is great
Avantages:
The product is great and easy to use. It is easy to customize for your needs. Almost anything you need to know is in the reports!
Inconvénients:
The customer service is hit or miss. Sometimes when you call the person is able to help you right away, other times they are not able to and it takes a while to solve the problem. Some information you need in a report doesn't exist.
Overall great
Avantages:
Easy to use, pretty self explanatory, appreciate being able to move payments easily and having the ability to track the changes
Inconvénients:
Don't like the exporting reports functionality to excel. Unless it's exported as csv, you have a horrible format you have to deal with in excel... And I'm convinced the csv and excel reports do not match 100%
Good, Budget Conscious Product
Commentaires: The product is great, easy to roll out to new users and well worth the costs associated. I found it to be budget friendly as well, which is always a plus!
Avantages:
Product is easy to use and very user-friendly. I enjoy working with real-time features, and the reporting functionality is easy to utilize.
Inconvénients:
Connectivity issues related to server connection problems, lack of ability to reach knowledgeable customer service techs was frustrating at times, however, ultimately the issues were resolved in a timely manner.
Love it
Avantages:
The ease and fluidity of the system. Being able to shift from one tab to another without having to backtrack to the beginning makes it so much easier than many systems I've used.
Inconvénients:
I have struggled in the past uploading system wide messages to broadcast out to all tenants, or all tenants within a certain grouping.
User friendly
Avantages:
OneSite is user friendly. It is easy to operate and hard to "mess up". I enjoy it's functionality. The accouting system is superior to other products I have used.
Inconvénients:
I have not experienced excellent customer service. The response time when I do have an issue is unreasonable.
I love working on OneSite, it is the best tool out there!
Avantages:
I love that there are many ways to complete any single task. This makes OneSite easy to teach and learn.
Inconvénients:
I wish upper management was more informed on the different functions available. When OneSite is not used to its full capability teams are lacking great tools.
I used Onesite at multiple property management firms and was easy to use
Avantages:
Can create custom letters; find past, current or future residents easily; reports were easy to read and understand
Inconvénients:
you can't use the system for creating purchase orders or tracking renters insurance policies. It is a simple platform that serve most needs
